Ideas are explored with broad strokes, uncovering the opportunities latent in your project.

Schematic Design involves a series of iterations, each building upon the last with your feedback and collaboration leading the way.

Our aim is not just to develop a design concept, but to craft a design direction that excites you, and outlined in a site plan, floor plans, elevations, 3D diagrams and renderings.

Refinement is key in Design Development. With a focus on the complex interplay of all the parts that make a structure or space, as well as performance and sustainable design details.

This involves consideration of the major building systems including the type of structure, HVAC and renewable energy systems, and selections for interior and exterior materials and furniture layouts to name a few.

It is a collaborative experience to curate every aspect from space-planning, built-ins, cabinetry, and beyond. Our goal is to ensure that the various elements in the project reflect the project’s unique identity and vision.

When applicable, this is the phase when we submit for city/state planning and/or HOA approvals before moving onto the next phase of the process.

The culmination of the journey manifests in the Construction Documentation for your project.

Every essential detail is meticulously recorded and carefully coordinated with engineers, interior designers, the builder and any other consultants on the project team.

The Construction Documents are more than just floor plans and architectural details; they are the embodiment of our shared vision, crafted to meet regulatory standards and requirements and to guide the construction process.

The results of this phase are detailed drawings and written specifications that will be used by your contractor to establish final construction costs and to build from, and that are reviewed by the building department for permitting.

Solstice remains engaged throughout the build of the project.

From groundbreaking to final occupancy (and housewarming party!), we stand by your side, facilitating seamless communication amongst the project team and addressing any queries from your contractor.

We make periodic visits to the site to observe that construction progress aligns with the design intent and then to assist in project closeout.
